Holiday Rental Management

Customer-oriented Property Manager

Letting For Best Results

Property owners often look to holiday rental as a means of achieving the best results for their property. The question remains somewhat of a personal preference, and something of a return on investment dilemma. Typically, holiday letting should be considered in high tourist traffic flow areas, of which the Gold Coast is one. Properties suited to holiday rental will also tend to have added facilities, be fully self-contained, and be professionally cleaned and managed for guests’ ease of use.

If the mix is right, holiday letting tends to provide a higher return than long-term renting, although returns may fluctuate based on climatic seasons and holiday periods. Good management and sound holiday marketing knowledge will help to deliver the best results; coupled with service delivery by a customer-oriented property manager, these two traits will ensure your holiday rental delivers an optimal return on investment.

Costs of holiday renting

Costs associated with renting to holidaymakers also have to be considered. Following each stay, a clean will be required. Depending on the size of the property, the cost may vary. We can provide you with an estimate. “Regular professional cleaning will result in more return bookings, more guest referrals, and reduced wear and tear of a property. Crockery, cutlery, glassware, and even linen will all have to be attended to each clean. You may wish to offer mid-stay cleaning to your guests for stays of eight nights or more – ultimately, this will reduce the cost of the final clean and enable you to monitor the property during guest stays.

Many property owners will also seek to add services such as Foxtel and broadband internet access as part of the rental package. These fixed costs services can justify a higher nightly rate and lead to higher occupancy. You may also need to consider council rates and whether your insurance cover is adequate.
